Usually not. Most garden rooms fall within permitted development rights, provided they sit within size and height limits and aren't used as a separate dwelling. We design yours to stay within those limits wherever possible, and we'll tell you honestly if a full application makes sense for your plot.

Yes — that's the whole point. Our rooms are insulated to a high standard in the walls, floor and roof, with thermally efficient glazing and optional underfloor or panel heating. They're built to be comfortable year-round, not just a summer house.

From the moment we break ground, a typical room takes around four weeks on site. Lead time before that depends on the season and your design, but we'll give you firm dates at the design stage and keep to them.

We use a galvanised ground-screw foundation system in most cases. It avoids concrete, copes with sloping or soft ground, and is far gentler on your garden — your lawn recovers in weeks, not months.

We work in clear, agreed stages — a deposit to secure your design and slot, a payment as the build begins, and a final balance on completion. Everything is itemised up front, with no surprises along the way.
